SOUTH DEERFIELD — Cumberland Farm’s proposed new gas station at the corner of Routes 5 and 10 and Elm Street is one step away from becoming a reality.

On Monday, the Planning Board approved the project’s Definitive Site Plan and issued the proposed project a stormwater permit, approving its drainage plans.

After months of discussion, the plans also received the Conservation Commission and the Zoning Board of Appeals’ approval last week.

At the state level, the project was recently given curbcut approvals for Routes 5 and 10 from the Department of Transportation.

The project’s final step is to gain permission from the Select Board to install underground storage facilities for fuel tanks. As far as accessibility, the gas station will have three entrances, a right-in on Routes 5 and 10, another on Elm Street, and a two-way exit and entrance on Elm Street, close to the railroad tracks.

Plans call for a 4,700-square-foot convenience store, two 20,000-gallon tanks, eight gas pumps, and 26 parking spaces — worth about $25,000 per year in taxes.

If everything goes as planned, the current Cumberland Farms in the center of town will close — worth roughly $4,000 in taxes.
