HADLEY — HomeGoods, a chain store featuring furniture, linens and cooking products, appears poised to be coming to the Route 9 corridor.
The Planning Board at its Sept. 16 meeting approved signs for the retailer so it can locate at the Mountain Farms Mall, 337 Russell St.
HomeGoods would fill the space, between Old Navy and the former Smithland Pet Supply, previously occupied by Bed, Bath and Beyond. That store closed in March 2023.
The signs on the building will be 161.8 square feet and will be internally illuminated, with additional signs along Route 9, said sign consultant Heather Dudko.
In an email, a representative for HomeGoods, which is based in Framingham, would not confirm that the company will be opening a store in Hadley.
The board also continued a discussion on bringing a warrant article to the fall Town Meeting, set for Oct. 23, that would remove the 75,000-square-foot building cap on retail businesses imposed by Town Meeting in May 2006.
That measure came as Wal-Mart was exploring a supercenter at Hampshire Mall and as planning was underway for both a Lowe’s and Home Depot.
Now, nearly 20 years later, it has precluded new shopping centers and other big-box stores, and the town is in the midst of voting on its first Proposition 2½ tax-cap override
Chairman James Maksimoski said that if a business such as Costco is interested in coming to Hadley, it would likely need a larger footprint, and if inquiring would have to be informed that it would not be allowed.
Planning Board Clerk William Dwyer said most of the anticipated development on Route 9 would be done on already disturbed land, with likely wetlands issues and other challenges on undeveloped properties.
In other business, the board postponed a hearing on 7Brew Coffee drive-thru shop until Nov. 18. The business is being proposed for a vacant parcel of land at 347 Russell St., the edge of the Mountain Farms parking lot, near the Jiffy Lube.
