NORTHAMPTON — Two downtown commercial spaces are vacant in the heart of downtown across from the Academy of Music after the closure in recent weeks of side-by-side businesses.

Shelburne Falls Coffee Roasters and Mexcalito, previously located at addresses 273 and 271 Main St., respectively, and owned by separate landlords, both closed shop within almost the same timeframe, though there is no connection between the closings, said Annabelle Ellers, who owns the chain of six coffee shop cafes throughout the region.

Shelburne Falls closed its Main Street location at the end of October when its lease expired after seven years, with Ellers noting the spot “was no longer the best location for us.”

She explained that the business tries to foster a grab-n-go model, and that the limited parking downtown made this in-and-out ideal difficult to achieve.

“All of our stores are on routes with lots of parking. We tried something new with the downtown location,” Ellers said, adding that “it was kind of time” to move on.

Shelburne Falls Coffee Makers have additional locations, one on King Street in Northampton, and others in Shelburne, Greenfield, Hadley, Easthampton and East Longmeadow.

Mexcalito, which specialized in Caribbean, Mexican, and other South American cuisines, opened in early 2023 in space formerly occupied by Mama Iguana’s, a longtime Mexican restaurant.

The owners, who did not respond for comment, also own 3 Amigos in the Mill District of North Amherst, opened this past year after closing their Kellogg Avenue location of Mexcalito in Amherst.
