HATFIELD — A resident who wants to downsize her home has proposed to subdivide her roughly 38 acres at 69 Old Stage Road into five lots.
Jeanne Mazuch was prepared to present her plan Wednesday night to the Hatfield Planning Board. But because the board lacked a quorum when just two of its four members attended, she will have to wait another week. A fifth seat on the board is vacant.
Mazuch described her land as wild and quiet, and she plans to keep it that way. She is seeking approval of an Open Space Development subdivision, which would leave 13.7 acres undeveloped.
The rest of the land would be divided into five lots, she said.
Mazuch plans to move from her home on the property to a smaller, yet-to-be built home. In the long run, she also would like her daughter to have a home on one of the lots.
“I’m not looking to develop it to make a lot of money or anything,” she said. “I just want something smaller and more affordable.”
Robert C. Wagner, chairman of the Planning Board, said Mazuch’s decision to use the open space provisions would mean a reduced impact on the environment than if she had pursued other options, which could have meant as many as 13 single-family homes.
“As far as impact on the neighborhood and the environment, the footprint is significantly less,” he said.
The board will reconvene at 6:30 p.m. Oct. 12 at the Memorial Town Hall, 59 Main St., to hear her proposal.
